Navigating Military PCS Moves: Tips from a Realtor and Military Spouse

I’ll never forget my first PCS move.

In one word: terrifying.

My husband and I were young, had very little guidance, and chose an apartment without ever seeing the property or the area. What we thought would be a quick solution ended up costing us money and months of frustration while we searched for a home that actually fit our needs.

I wish I could say the next move was easier... but it wasn’t.

Like many military families, we ended up renting homes at several duty stations because the idea of buying a home in a place we had never even visited felt overwhelming and unrealistic.

Fast forward to today: my husband has now retired from the military, and we’ve finally found our “forever town” where we’ve put down roots. For military families, the concept of a forever home carries a different meaning after moving every four years, or sometimes even less.

As both a military spouse and a real estate professional, I’ve experienced firsthand the stress, uncertainty, and logistics that come with Permanent Change of Station (PCS) moves. That experience is exactly why I’m passionate about helping military families find homes that truly fit their needs, whether it's a “for now” home or a forever home.

For many military families relocating to Northeast North Carolina, the Outer Banks region, or nearby military installations like Coast Guard Base Elizabeth City and Naval Station Norfolk, the challenge of finding a home from a distance can feel overwhelming. But with the right strategy and support, it doesn’t have to be.

Here are some insights and tips that can make your next PCS move much smoother.

Use Video Tours When You Can't Be There

PCS timelines often mean you can’t physically tour homes before making a decision.

A Realtor who offers detailed video tours can be incredibly valuable. During these tours, I walk clients through the property, the neighborhood, and even highlight details that photos alone can’t capture. This allows military families to evaluate homes with confidence—even if they are hundreds or thousands of miles away.

Technology has made it easier than ever to explore homes remotely, and using those tools can save valuable time during a PCS transition.

Work With a Realtor Who Understands Military Moves

Military relocations operate on very different timelines than traditional moves.

With limited PCS leave—often only about 10 days—many families must secure housing months before their actual move date. That means decisions sometimes need to be made quickly and with limited time for in-person visits.

Working with a Realtor who understands PCS timelines, BAH (Basic Allowance for Housing), and military relocation logistics can make a huge difference in reducing stress and keeping the process moving efficiently.

As a military spouse myself, I understand the acronyms, timelines, and pressures that come with these moves—and I know how important it is to have someone on your side who truly understands the process.

Take Advantage of Military Moving Resources

Military families often have access to specialized moving services that can help simplify the relocation process.

Companies that specialize in military moves are experienced with the logistics involved and can help ensure your belongings are transported safely and efficiently.

You may also be eligible for programs like Military Move Protection (MMP) through the Department of Defense, which helps provide coverage for household goods during a move.

Pack With Strategy

Packing for a PCS move can feel overwhelming, but a little planning can make a big difference.

One of the best tips is to prepare a “first-night box.”

This box should include essentials such as:

  • toiletries

  • phone chargers

  • basic kitchen items

  • medications

  • important documents

  • a change of clothes

After a long moving day, having these essentials easily accessible can make your first night in your new home much more comfortable.

Connect With the Local Military Community

One of the best resources during a PCS move is other military families.

Local base communities, online groups, and military support networks can provide valuable insights about neighborhoods, schools, services, and local life.

These communities often share recommendations and advice that can make adjusting to a new area much easier.

Understand Your Housing Allowance (BAH)

Your Basic Allowance for Housing (BAH) plays a major role in determining your housing budget.

BAH rates vary depending on rank, dependency status, geographic location, and sometimes other factors. Understanding how BAH applies to your PCS location can help you make more informed decisions when choosing between renting or purchasing a home.

Keep Good Documentation During Your Move

Before moving day, take time to create a detailed inventory of your belongings.

Photographs or short videos of your items can be extremely helpful if anything is lost or damaged during the move. Keeping good documentation makes insurance claims easier and helps ensure everything arrives safely at your new home.

Your PCS Move Doesn't Have to Be Overwhelming

Moving between duty stations will always come with challenges, but it doesn’t have to feel overwhelming.

With the right preparation, technology, and guidance, military families can confidently navigate the relocation process and find a home that truly fits their needs.

As both a military spouse and Realtor, I understand the unique pressures of PCS moves and how important it is to make the transition as smooth as possible.

If you’re preparing for a PCS move to Northeast North Carolina, Elizabeth City, the Outer Banks, or the surrounding areas, I would love to help guide you through the process and help you find the right place to call home—whether it’s for now or forever.
